Before you order a valuation
Practical answers to the questions clients ask us first.
Can you value a property as at a past date?
Yes. Capital gains tax, deceased estates and some disputes need a retrospective valuation, which assesses market value as at an earlier date using the sales evidence that was available at that time.
Do you need to inspect the property?
In most cases, yes. An inspection lets us confirm the condition, improvements and features that affect value, and it is usually expected where the report may be relied on by a court, the ATO or Revenue NSW.
Who can rely on your valuation report?
The report is prepared for you and for the purpose you tell us at the start, such as a stamp duty assessment or a court matter. If another party such as a lender or the other side of a dispute needs to rely on it, let us know up front so the report is addressed correctly.
Can you act as an expert witness if my matter goes to court?
Yes. Our valuers have decades of experience giving expert valuation evidence in the Federal and State Court systems, and we prepare reports in line with the expert witness code of conduct.
